The ideal candidate possesses excellent organizational and communication skills, a strong understanding of construction approval procedures, and experience in zoning and land divisions. You will play a key role in managing nationwide expansion efforts and supporting various teams on corporate projects and retail facilities. The salary range is $91k-$102k, and the position offers a variety of benefits.
Requirements
- Must be able to work in a fast-paced environment and manage multiple projects simultaneously with various priorities and deadlines
- Strong knowledge of zoning regulations, land divisions, and utility permitting processes
- Exceptional negotiation and communication skills, with the ability to effectively represent the company in public meetings
- Able to work with a high degree of independence and be able to take the lead on initiatives with limited supervision is a must
- Experience with new construction and renovation projects
- Experience working in commercial, warehouse, and industrial construction projects
- Familiarity with real estate documents and construction-related drawings
- Detail-oriented with excellent problem-solving and organizational skills
- Demonstrated verbal, written and time management communication skills
- Proficiency in the following software: Bluebeam, Google Apps and/or Microsoft Office Suite, Procore Construction Management Software
- Understand complex data, think logically, and resolve issues effectively and efficiently
- Able to express ideas clearly and concisely, both verbally and in writing
- Must have experience with permitting agencies - At least 8 years experience in Construction / Design preferred, At least 5 years permitting preferred
- Must be able to sit for prolonged periods at a desk and work on a computer
- Traveling up to 10% to periodically visit our corporate office in Columbia, Mo., will be required
Responsibilities
- Assist in preparation and management of project documentation and coordination with the AHJโs and their varying restrictions, guidelines, requirements, and meetings
- Effectively communicate and negotiate Owner's requirements with various governmental agencies to secure permits and approvals for construction, operation, and maintenance of facilities. This includes temporary workspace agreements, licenses, and other necessary permits
- Utilize your previous experience in zoning and land divisions to navigate regulatory processes. Work with local zoning regulations and coordinate land division approvals as needed
- Manage multiple projects simultaneously, ensuring that all necessary pre-con meetings, hearings, permits and approvals are acquired within established timelines. Coordinate with internal teams and external partners to meet project objectives and deadlines
- Utilize established policies, procedures, and processes to perform work efficiently and accurately. Maintain up-to-date knowledge of relevant codes, regulations and compliance requirements
- Represent the company at public meetings before governmental agencies, municipalities, zoning boards, townships, county commissioners, and similar organizations. Articulate project details and address any concerns to gain necessary approvals
- Demonstrate exceptional organizational skills by managing documentation, correspondence, and forms related to permits and approvals. Communicate effectively with internal and external stakeholders
- Work with the internal Insurance team to process requests for certificates of insurance and posting of bonds by completing and submitting appropriate forms in accordance with regulatory guidelines
- Read and interpret real estate documents, legal descriptions, and construction-related drawings to ensure accurate compliance with permit requirements
- Aid the Architecture + Engineering team in ensuring building environments meet all local codes, ordinances and regulations
- Participate in occasional site visits to: Meet with local AHJs, Consultants, Providers, CPMs (ESโs internal Construction Project Manager), OPs (ESโs internal Operations Department) and/or other related parties as it pertains to full and properly planned pre-construction activities
- Ensure (pre-construction) compliance with documents and specifications
- Coordinate with Architects, Engineers, CPMs, and other entailed teams to ensure timely delivery of project requirements
- Schedule and coordinate pre-construction meetings, site visits, and stakeholder presentations
- Communicate with consultants, subcontractors, vendors or other associated parties to gather necessary documents, bids, and compliance information
- Identify and escalate project hurdles, risks, delays, or discrepancies to relevant team members
- Provide administrative and logistical support throughout the pre-construction process
- Perform other related duties as assigned
Preferred Qualifications
- A Bachelor's degree in Construction Management, Architecture, Engineering or a related field is preferred
- Comparable experience in related fields will be considered
