Summary

Join Avenue One as a Director of Asset Management - Real Estate Debt and drive transaction execution and asset management across a portfolio of homebuilder finance relationships. You will support deal memos, cash flow models, and transaction timelines, work with third parties to coordinate market studies, and design transaction structures. Responsibilities include establishing governance structures, reviewing and approving draw requests, coordinating site inspections, identifying and mitigating risks, tracking project performance, and producing regular reports. This role requires 10+ years of construction lending experience, a strong understanding of the homebuilder industry, and a proven track record of successful deal execution and asset management. A Bachelor's degree in a related field is required, and an advanced degree or professional certifications are a plus. The salary range is $175,000 - $230,000 USD.

Requirements

  • 10 years + experience in construction lending (horizontal or vertical)
  • Strong understanding of homebuilder industry dynamics, financing structures, and growth strategies
  • Demonstrated experience managing loans to homebuilders specifically construction loans for land (A&D) and vertical (A&C, C)
  • Track record of successful deal execution and asset management in this industry
  • Strong financial analysis capabilities, including cash flow modeling and risk assessment
  • Excellent project management skills with attention to detail
  • Outstanding communication and relationship management abilities
  • Ability to identify and solve problems proactively
  • Ability to work in a team environment and manage a team of analysts and draw administrators
  • Bachelor's degree in Real Estate, Finance, Construction Management, or related field

Responsibilities

  • Deal Underwriting & Transaction Structuring
  • Support development of deal memos, cash flow models, and transaction timelines by collaborating with the team to underwrite investment opportunities and business plans
  • Work with key third parties to coordinate market studies, cost to complete studies, appraisals, etc
  • Design transaction structures, terms and key structural protections together with fee and asset management/ servicing models for the deal in partnership with the team
  • Asset and Risk Management
  • Establish appropriate governance structures to monitor business plan, budget and transaction progress/ timelines
  • Using our construction software, review and approve draw requests, verifying completed work against disbursement requests
  • Coordinate third-party site inspections and progress against plan
  • Proactively identify potential schedule, budget, or execution risks
  • Implement solutions to address challenges before they impact project timelines
  • Portfolio Management & Reporting
  • Track project performance metrics
  • Produce regular performance reports for capital partners and internal stakeholders
  • Document lessons learned and best practices to improve future projects

Preferred Qualifications

  • Background specifically in homebuilder financing/ residential development
  • Familiarity with construction projects, budgets, timelines, and cost structures for residential projects
  • Advanced degree or professional certifications (MBA, CCIM, PMP) a plus
