Senior Manager Preconstruction Architecture & Engineering

Summary

The job is for a Senior Manager of Preconstruction and Architecture & Engineering at Bouldering Project. The role involves managing the preconstruction process and A&E consultants for new gym builds and major renovations, developing strategies to minimize change orders and schedule extensions, creating cost and schedule forecasting tools, managing a network of architectural, engineering, and BIM consultants, visiting potential new gym locations, owning coordination of Virtual Design & Construction deliverables, maintaining historical project costs, and regularly communicating performance metrics. The required qualifications include exceptional communication skills, strong organizational abilities, adaptability, experience with landlord work letter review and negotiation, significant experience in a Preconstruction / Construction Management field, and the ability to work a flexible schedule with some travel.

Requirements

• Exceptional written and verbal communication skills
• Strong organizational and administrative aptitude, in conjunction with keen follow through and execution skills
• Adaptability and comfortability with ambiguity and nuance
• Ability to effectively drive results through outsourced team members
• Significant experience with landlord work letter review and negotiation
• Significant experience developing budgets and schedules on fluid projects in a fast paced environment
• Desire and aptitude to find opportunities to implement VDC methods to improve models and plans
• Ability to work a flexible schedule, including occasional evenings and weekends; some travel required (3-4 days per month)
• AT LEAST 5 years experience in a Preconstruction / Construction Management field, or directly related role

Responsibilities

• Develop preconstruction strategies and processes designed to minimize change orders and schedule extensions during construction
• Create cost and schedule forecasting tools and provide leadership with analysis on estimated project costs and schedules for all new and major renovation projects in the development pipeline
• Manage a nationwide network of architectural, engineering and BIM consultants and drive excellence on their deliverables
• Visit potential new gym locations with the intent of identifying project challenges and solutions based on overseeing the delivery of Site Investigation Reports
• Own coordination of Virtual Design & Construction deliverables (reality capture, clash detection, script implementation, etc.) for all new and major renovation projects in the development pipeline
• Maintain and track historical project costs for baseline reference
• Regularly communicate performance, growth, and KPI metrics to internal stakeholders

Benefits

• $120,000 - $160,000 a year
• Starting salary of $140k per year + bonus eligibility
