Summary

Requirements

  • Graduate of a recognized Paralegal program
  • Recent experience as a Paralegal at an intermediate level with expertise in the area of commercial leasing or commercial real estate transactions in Québec
  • Strong understanding of, and familiarity in working with, the Land registry of Québec and the Cadastre du Québec
  • Familiarity and understanding of commercial leasing principles in Québec
  • Strong technical skills, including proficiency in Microsoft Word, Excel, Outlook, and Adobe
  • Excellent communication skills in French and English, both written and oral
  • Excellent analytical and legal drafting skills
  • Excellent organizational skills, with exceptional attention to detail

Responsibilities

  • Confidently executing and reviewing due diligence searches within the Land registry of Québec and Cadastre du Québec, and preparing title diligence abstracts in respect of same
  • Plotting the locations of servitudes, easements, and rights of way on existing site plans
  • Drafting correspondence and legal documents in French and English, including commercial leases, and ancillary documentation such as requests for consent, lease amending and extension agreements, assignment agreements, and letters of intent, under the supervision of senior legal counsel
  • Carrying out basic corporate searches using public databases
  • Carrying out title searches and locating documents of public record in land title offices and other government registries
  • Assisting in commercial leasing transactions from start to finish, together with senior legal counsel
  • Assisting senior legal counsel in further developing processes and playbooks for leasing transactions and ancillary agreements
  • Organizing and managing a large volume of legal documents and developing scalable processes to manage same, including developing and implementing processes for signature collection, document naming conventions, version control, and diarizing critical dates and timelines
  • Managing a variety of incoming requests and prioritizing workload to meet deadlines
  • Other responsibilities to be determined based on the skill and experience of the applicant

Preferred Qualifications

  • Experience with commercial leasing and/or real estate transactions in Ontario
  • Familiarity in working with the land registry system in Ontario (Teraview, ONLAND)
