Summary

The Scion Group is hiring an Asset Management Associate to optimize operational performance and create value at the individual asset level while mitigating portfolio risk. The role requires a Bachelor's degree in real estate, finance, economics or other STEM background, 3-5 years of relevant experience, advanced analytical skills, financial modeling skills, and proficiency with Microsoft Excel, Word, and PowerPoint. Requirements

  • Bachelor’s degree in real estate, finance, economics or other STEM background. MBA or advanced degree is a plus
  • 3-5 years of relevant experience in real estate finance and analytics; Prior experience specifically with asset management in commercial real estate
  • Advanced analytical skills with an ability to convey complex datasets and information to internal management and external partners
  • Advanced financial modeling skills and advanced proficiency with Microsoft Excel, Word, and PowerPoint

Responsibilities

  • Lead the creation and maintenance of property business plans, operating budgets, and capital improvement plans through collaboration with FP&A, corporate operations, accounting, capital, and investment management teams
  • Review monthly, quarterly, and annual budget variance reports, identifying and presenting areas of concern and potential areas of improvement to senior management
  • Combine a long-term mindset with a proactive approach towards each asset through analysis and execution of opportunities and present results to senior management
  • Conduct on-site inspections of properties within assigned portfolio to develop a complete understanding of each property, opportunities for growth, and assess operational and management performance
  • Provide analytical support to determine the ROI of operational and leasing strategies, redevelopment prospects, and other ad hoc property opportunities. Implement appropriate value enhancing strategies through collaboration with corporate operations, capital, and investment management teams
  • Identify and oversee repositioning opportunities. Create financials models to justify major capital improvements and repositioning strategy. Opine on project scope, anticipated rent premiums, and own the ongoing implementation to ensure ROI is met
  • Monitor and analyze existing debt obligations for each property, including loan terms, interest rates, and maturity dates
  • Assist with debt refinance and disposition processes
  • Assist with due diligence process on acquisition projects and with the transition of newly acquired properties into portfolio asset management platform
