Requirements
- Minimum 5 years of Senior Designer related experience
- Knowledge of construction scopes and activities, scheduling, project management and contract
- Advanced understanding of multi-discipline practices required to execute small and large, residential and commercial projects including architectural, structural, civil, electrical, mechanical and plumbing
- Broad understanding with regards to contracts, contract language, bid documents and bid development
- Working knowledge of Building Codes (primarily BC, Alberta) and their interpretations is required
- Excellent knowledge of REVIT is required
- Excellent time management and organizational skills and ability to manage a wide variety of issues on multiple assignments
- Excellent leadership and people management skills
- Excellent interpersonal skills with the ability to influence others and develop strong relationships
- Strong communication skills both written and verbal
- Proven goal setting and problem-solving ability
- Demonstrated change management and conflict management skills
- Ability to lead a team and to work independently
- Ability to prioritize tasks and work under pressure to meet deadlines

Responsibilities
- Support estimating with engineering oversight, concept design, MEP and structural advice
- Communicate with sales and estimating department during proposal stage
- Provide assistance to the design team in preparation of bid solicitation, code compliancy, informational documents, legal and front-end documents
- Propose alternative design layout or material selection to offer high quality cost saving solutions
- Ensure modular constructability of proposed design considering proposed timeline and budget
- Work with Estimators to ensure the design and specification is aligned with proposed spec and budget, and identify any changes to be reviewed by the Project Manager
- Work with Project Manager and Sales team to ensure client’s concerns or additional requirements after bid submission are captured and will be implemented
- Ensure any changes to the proposed design is coordinated with PM to issue proper change order or find alternative solution
- Ensure compliance for all projects with manufacturer’s recommendations and company procedures as well as the project requirements, specifications and amendments
- Ensure that all drawings meet project scope and specifications and that there are clearly defined construction details for each trade setting out project and building code requirements and materials to be used
- Provide feedback on production standard schedule affected by project specific design requirements at early stage of project development
- Review in detail and approve submittals, IFC drawings and specification, material and equipment cut sheets, and color board, for accuracy, completeness and alignment with project scope
- Work with designers and consultants to ensure design development phase is on track as per project schedule and all information is provided in a timely manner between company and consultants
- Work with consultants to ensure preparation of building permit package in a timely manner
- Review packages issued by all consultants including architectural, structural, and engineering drawings and specification, and identify potential errors, gaps or discrepancies with the project requirements or modular constructability. Incorporate the consultants drawings into company IFC drawing package
- Work closely with project manager to submit required documents to client to obtain official approval
- Coordinate collection of submittal package by providing clear material and equipment specification to Procurement team, review and approve vendors cut sheets, and submit the package to Project Manager
- Provide support to order desk and procurement team in material take off and placing purchase orders based on approved specification
- Support procurement team in communication with suppliers and consultants to find the most cost effective high quality products available in the market
- Attend all meetings and coordinate design development progress with the team
- Identify potential production problems, formulate recommendations and communicate effectively with all project team to ensure proactive resolutions
- Identify and trouble shoot potential site construction issues, including access, connection and material design limitations
- Support manufacturing team during production phase, trouble shoot any issue, and ensure spec are met by performing frequent plant visits
- Support Site Foremen and Site Superintendents with custom detail analysis, installations instructions, site changes and details arising from site conditions
- Complete site visits as required during and after projects are complete to document and incorporate best practices into future designs
- Assist Lead Hands and Project Manager in the creation of ship loose lists
- Participate in advanced phase of BIM transition including: enhance Revit libraries and standards, improve current template file, incorporate detail design of MEP, millwork, framing, and remaining discipline, generating schedules and BOM
- Participate in meetings to discuss/solve inter-departmental issues impacting project delivery
- Oversee modular constructability in designs, standards, best practices and knowledge sharing
- Develop technical submissions, including drawing packages, specifications, data sheet, color board
- Provide training to design team such as Revit, building code, design detail, etc
- Monitor and support the master schedule in conjunction with Operations
- Review, monitor and enhance the design team’s processes, policies, procedures, check lists, and quality assessment plans to ensure accuracy and availability of all design information
- Participate in enhancing and documenting design templates, technical details and assemblies, Revit library, standards guideline, etc
- Assist in the development and maintenance of the Master Specification Library, including industry standards, rules, regulations and codes
- Incorporate best practices to ensure our buildings meet or exceed the expectations of our employees, subtrades customers and ownership
- Provide ongoing feedback and conduct performance reviews for assigned employees and identify requirement(s) for individual development
- Ensure the overall health and safety environment is maintained in accordance with Worksafe BC guidelines
- Other duties as assigned
Preferred Qualifications
- Construction related degree ( Engineering, Engineering Technologist, Architecture), is an asset
- Background in modular construction (Highly advantageous)
