Requirements
- Have a bachelor's degree in real estate, Engineering, City Planning, or a related field
- Possess proven expertise in site selection for large-scale industrial projects, including real estate evaluation, acquisition, development, construction, lease agreements, and a general understanding of utility agreements, sustainable practices, and financial modeling
- Have 3+ years of hands-on experience in site selection
- Have 5+ years of experience in data center, capital project, or infrastructure development
- Demonstrate success in leading real estate negotiations, including contract formation and execution
- Have experience representing business interests with government entities (state, county, and local), utilities, potential suppliers, and other key stakeholders
- Have a track record of managing large-scale real estate development projects, coordinating effectively with internal teams, consultants, vendors, and external stakeholders
- Possess strong communication skills with the ability to convey commercial, market, and contractual details across all organizational levels
- Be willing and flexible to travel as required
- Have a strategic mindset with the ability to manage both high-level objectives and hands-on details
- Possess excellent organizational, presentation, and interpersonal skills to drive collaboration and results
Responsibilities
- Lead cross-functional teams to evaluate, negotiate, and secure leases and site acquisitions, ensuring alignment with strategic objectives
- Develop and implement data center location strategies, collaborating with teams across energy, utilities, network connectivity, legal, policy, and financial domains
- Conduct comprehensive market research on targeted regions, metros, and specific locations to identify optimal opportunities
- Deliver analytical insights and reports on market strategies, assessing risks related to cost, timelines, and overall project delivery
- Take ownership of initiatives, driving them from concept to completion with a focus on scalability, efficiency, and impactful outcomes
Preferred Qualifications
- Have an advanced degree in a technical field, law, or business administration (MBA)
- Have proven experience with data center negotiation strategies and execution
- Demonstrate expertise in data center leasing and related transactions
