The role requires 2+ years of industry experience, especially in block management, AIRPM qualification or pursuit thereof, and strong customer service, organizational, communication, administrative, relationship building, and team collaboration skills.
Requirements
- Experience: 2+ years of industry experience, especially in block management
- Customer Service Skills: Proven ability to handle challenging situations and provide exceptional customer service
- Organizational Skills: Highly organized with the ability to prioritize tasks in a dynamic environment
- Career Focus: Strong commitment and focus on career development in property management
- Qualifications: AIRPM qualified or actively pursuing certification, ideally AIRPM/MIRPM qualified
- Relationship Building: Ability to establish and maintain effective relationships with clients, contractors, and internal staff
- Communication Skills: Excellent oral and written communication skills for interaction with clients, contractors, and colleagues
- Administration: Strong administrative skills with the ability to manage diverse tasks efficiently
- Team Collaboration: Willingness to assist the Senior Property Manager and collaborate within the wider business
Responsibilities
- Onsite Management: Oversee onsite site, concierge, and estate management services
- Enquiry Resolution: Organize and gain approval for necessary work to address tenant enquiries, ensuring adherence to predetermined spending limits
- Insurance Management: Manage insurance coverage for buildings, including processing claims
- Meeting Attendance: Represent the company at AGMs/Shareholders Meetings and similar events as defined
- Progress Monitoring: Monitor project progress, ensuring timely completion, and approve invoices for payment
- Financial Oversight: Manage budgets, accounts, and present comprehensive reports to clients
- Legal Compliance: Ensure compliance with all current property legislation, including the Landlord & Tenant Act 1985
- Stakeholder Communication: Maintain effective communication with key stakeholders through various platforms, including AGMs and other channels
- Service Charge Budgeting: Collaborate in setting the service charge budget for each financial year in consultation with clients, directors, and freeholders
- Correspondence: Prepare formal correspondence to address client, tenant, and contractor matters as needed
- New Business Involvement: Participate in tenders for new business and assist in the mobilization of new sites
- Site Visits and Maintenance: Attend sites as necessary, meet contractors, obtain quotations, conduct inspections, and oversee maintenance issues
- Insurance Renewal: Ensure prompt payment of building insurance premiums before the renewal date
- Property Inspections: Regularly inspect properties to identify and address issues requiring attention before instructing contractors
